A generator that starts during a calm Saturday afternoon but fails when a Houston storm knocks out power is not ready to protect your property. A practical generator maintenance checklist helps homeowners, business owners, and facility managers catch small problems before they become a stressful outage-day emergency.

Houston heat, humidity, heavy rain, and hurricane-season weather put standby equipment to the test. Regular attention protects the generator itself, but it also protects the transfer switch, fuel supply, electrical connections, and the appliances or business systems that depend on backup power.

Start With Safety and the Right Expectations

Before inspecting any generator, make sure the area is dry, well lit, and clear of children, pets, and combustible materials. Never open electrical panels or disconnect wiring unless you are qualified to do so. Standby generators involve high voltage, automatic starting equipment, natural gas or propane fuel, and exhaust hazards. A unit can start on its own during an automatic exercise cycle.

Portable generators require a different level of caution. They must stay outdoors, far from doors, windows, vents, and attached garages. Carbon monoxide can enter a home or business quickly, even when the generator is placed nearby under a covered patio. Never run a portable generator indoors or in any enclosed space.

Monthly Generator Maintenance Checklist

Most automatic standby generators run a brief self-test each week or month, depending on the settings. Do not assume that an exercise cycle means every part of the system is working properly. It confirms that the engine can start, but it may not prove the generator can carry your building’s electrical load.

Once a month, take a few minutes to walk around the unit and check the following:

  • Look for warning lights, error messages, fluid leaks, unusual odors, corrosion, loose covers, rodent activity, or signs of insects nesting inside the enclosure.
  • Clear leaves, grass clippings, mulch, stored items, and other debris from around the generator. Keep the manufacturer-required clearance open so the unit can ventilate and technicians can safely service it.
  • Check that the enclosure is secure and that air intake and exhaust openings are not blocked. In Houston’s humid climate, moisture and debris can speed up corrosion and restrict airflow.
  • Confirm that the generator completed its scheduled exercise cycle and listen for sounds that are different from normal, including hard starting, rough running, rattling, or repeated clicking.
  • Review the fuel supply. For propane systems, check the tank level and arrange delivery before storm season. For natural gas systems, watch for damaged or exposed piping and contact a qualified professional if you smell gas.

If your generator uses a battery charger, verify that the charger is operating and the battery terminals appear clean and secure. A weak starting battery is one of the most common reasons a standby generator will not start when utility power fails.

Run a Real Power Test Before Storm Season

A no-load exercise is helpful, but a controlled outage simulation provides more meaningful information. At least once or twice each year, have a qualified professional test the generator under load. This means confirming that the automatic transfer switch recognizes utility power loss, starts the generator, transfers selected circuits or the whole building, and returns to utility power correctly.

For a home, this test may reveal that the generator is carrying more than expected or that essential loads were not prioritized properly. Central air conditioning, electric water heaters, pool equipment, electric ranges, and large well pumps can place significant demand on a generator. Whether a unit can power everything depends on its size, the home’s electrical design, and how loads are managed.

For a commercial property, load testing matters even more. Refrigeration, servers, security systems, emergency lighting, medical equipment, point-of-sale systems, and production equipment may have different startup demands and downtime risks. A facility that has expanded since the generator was installed should have its capacity reviewed rather than assuming the original setup still fits the need.

Check the Transfer Switch and Electrical Connections

The transfer switch is the control point that separates your property from utility power and routes generator power safely during an outage. It should not be treated as an afterthought. A generator may be mechanically sound yet still fail to power the building if the transfer switch, controls, breakers, or wiring have a problem.

During professional maintenance, an electrician should inspect the transfer switch for signs of heat damage, loose connections, corrosion, worn contacts, and control issues. They can also verify breaker condition, grounding and bonding, electrical panel capacity, and whether the generator is configured to power the circuits you actually need.

Do not try to connect a portable generator to your panel through a standard outlet or improvised cord. This dangerous practice can backfeed utility lines, damage equipment, and create a serious hazard for utility workers and your property. A proper inlet, interlock or transfer switch, and correctly sized wiring are required for safe portable-generator connection.

Keep Up With Engine Service

The generator manufacturer sets the final service schedule, but most units need routine oil, filter, spark plug, air filter, and battery attention based on operating hours and time. A generator that rarely runs still ages. Oil can degrade, seals can dry out, batteries can lose charge, and moisture can affect components during long periods of inactivity.

Keep service records that show the date, operating hours, work completed, and any fault codes found. This is especially useful for commercial facilities with multiple decision-makers, and it gives technicians a clearer picture when a problem develops.

Annual service is a sensible baseline for many residential standby generators, while units that run frequently, support critical operations, or have experienced extended outages may need more frequent attention. If the generator ran for several days after a storm, schedule service afterward rather than waiting for the next annual visit.

Prepare the Site for Houston Weather

The generator pad should be level, stable, and positioned so water drains away from the unit. Standing water, damaged landscaping, clogged drainage, and roof runoff can create problems over time. After severe weather, inspect the area for fallen branches, flooding, shifted equipment, or debris that could affect ventilation.

Do not build a tight enclosure around a generator to make it less visible. The unit needs manufacturer-approved clearances for cooling, exhaust, fuel safety, and service access. If appearance is a concern, a properly planned landscape screen can work, provided it does not block airflow or violate required spacing.

For businesses, include the generator in the property’s hurricane and emergency response plan. Identify who has access to the equipment, who receives fault alerts, what systems receive backup power, and which electrical loads should remain off during an outage. A clear plan reduces confusion when staff are already managing customers, inventory, or building safety.

Know When to Call a Licensed Electrician

Call for professional service if the generator displays a fault code, fails to exercise, starts but does not transfer power, trips breakers, emits smoke, leaks fluid, or makes unfamiliar noises. You should also call if lights flicker during generator operation, critical equipment is not receiving power, or your generator no longer meets the needs of a remodeled home or expanded business.

Generator service is also the right time to ask whether your electrical panel, transfer switch, grounding, surge protection, or load-management equipment needs attention. Backup power is a system, not just an engine outside the building.
